The very first step of the home buying process is to get a pre approval from a mortgage broker or a bank to see how much you are qualified for. A pre approval is valid for approximately 90 to 120 days.

Step 2: Home Search
Before we hop into the home search, I like to advise my clients to create a “needs” list and a “wants” list. This will help us really focus on the things that are most important in your future home.
Needs are the non-negotiable features, the features you simply must have in your next home. Wants are the ones you’d like to have, but you can add or change down the road.
The most important thing to remember is, you can’t change the lot or the location - so make sure you love both.
Once you’ve established what you’re looking for, I will set you up on a personalized search so you can receive an email the second a home that fits your criteria goes live. If you have any questions about a property, send me the address and I will find out all the information for you! Once we determine the property matches your criteria, I will set up a showing on your behalf for us to view.
Step 3: Make an Offer
After touring houses and choosing the one you love, it’s time to make an offer. I will help you with every step of understanding the offer, the dos and don’s of a successful offer, and any conditions you need to protect yourself.
Once your offer is accepted, you will need to hand in your deposit within 24 hours (this goes towards your closing costs), and we will need to get started on any conditions right away to meet the deadlines. Here is a quick rundown on what happens:
First, I will review all important dates and information you will need to know to ensure a successful closing
You’ll need to talk with your mortgage broker to firm up financing details and lock in your interest rate
Any conditions, like home inspection, water test, septic, etc. will be completed by us or the sellers (depending what the offer states), and we will ensure it is completed by the due date
Towards the closing date, you’ll get a call from your lawyer’s office to schedule your closing paperwork
Step 4: Closing Time
It’s finally closing day! Once you receive a call from the lawyers office that funds have cleared, you will be handed the keys to your new home!
