Step 1: Prepare your home for the market

Meeting with me is the first step when you have decided it’s time to sell your home. I will help you decide what needs to be done to ensure you get top dollar for your home, and it will sell as quickly as possible.
I will do a complete walk through of your home, help decide which repairs needs to be done, provide any referrals if needed, and help create a game plan to get your home on the market for your desired timeline.

Step 2: Strategically market your home

Determining the price is going to make or break the quick sale of your home. Ensuring your home is priced properly is the biggest factor in getting home buyers through your door. I will complete a full property analysis, look at recent homes in the area that are on the market and that have sold to provide you the information we need to ensure your home is priced right.
Your home attracts the most interest when it is first listed, so it’s crucial to price it correctly initially. Properties that are priced right from the beginning typically sell for more in the end. If you price your home too high, the home will stay on the market longer. The longer a home stays on the market, the less it will be shown.
I will hire professional photo and video, recommend staging companies (if needed) and execute a marketing plan so that your home is seen by as many potential buyers as possible. More than likely, the first place potential buyers will see your home is online. This is why we work hard to reach as many buyers as possible online, and strive to make the best impression possible through our online listings.

Step 3: Show your home

Ensuring your home is always show ready will help buyers envision themselves living there.
De personalize, have your home clean, beds made and clutter put away is the key to a successful sale.
We will decide together on how to handle showings. We can set parameters as to the hours and days that showings are allowed, and how to notify you in advance. However, keeping the time slots and days as open as possible will provide more opportunity for the most amount of buyers to be able to come see your home.
Homes show best when the homeowner is not present, but if this is not possible, we will work together to create the best experience for the buyer that also fits your lifestyle.
Once I receive any feedback from showings, I pass along all that information back to you so you are always kept up to date.

Step 4: Sell It

As the showings start rolling in, we’ll start getting feedback and/or offers from prospective buyers. We will work together to negotiate the offers we receive to achieve your ultimate goal whether that be a quick sale, maximizing profit or perfect timing.
Once the offer is signed by all parties, the buyers will complete their deposit, and we will begin on any conditions. Once we are under contract, we still need to complete any of the conditions before closing day, or any dates specified in the offer. Once all the conditions are met, the sold sign goes up and it’s time to start packing!
Moving day will come quick, and I am here every step of the way to make this as smooth as possible! I can provide you with a list of referrals to help with your move, and make sure we are on top of finding you a new home (if needed). You will get a call from your chosen lawyer to go in and sign the closing paperwork a few days before close date, then it’s time to hand the keys over to it’s new owners!
